A full refurbishment of an apartment within a listed building required extensive room and overall layout remodelling.

Challenges included strict constraints around drilling floors and ceilings. Access due to being on the fourth floor and additional fire safety considerations to accommodate significant floor plan changes.

Challenge

Due to the listed status, constraints included no drilled fixings to be used on either floors or ceilings.

Solution

All new walls were suspended (floating) from the steel supports.

Challenge

Due to the change in room layouts, bedrooms and living areas crossed the kitchen. This meant that there was no alternative fire escape.

Solution

A fire alarm system was installed which controlled fire curtains hidden in the quartz cladding of the pillars.

Challenge

The construction site was actually located on the fourth floor of the apartment block. Access was further limited as stairwells and other communal accessways were in constant use.

Solution

Electric hoists and the necessary permits to operate were set up to ensure materials could be lifted from the outside and brought in through existing windows.

Challenge

Due to the location remodelling and the amount of original artwork on display, the client requested a solution that would help to showcase both the architectural features at the same time and ensure no long-term fading/damage to the artwork.

Solution

Bespoke specialist lighting was sourced and incorporated throughout. Special care was taken to ensure choices were sympathetic to the location, style and purpose.
